The total, not the rent
Always add service charge, water and garbage. A KES 45,000 "rent" can be KES 54,000 a month.
By area (total per month, roughly)
- Kenyatta Road: a 3-bedroom house with its own compound and parking.
- Juja: a 3-bedroom apartment near Thika Road. Most cheaper units near JKUAT are hostels and bedsitters.
- Ruiru: a 3-bedroom apartment in a gated block close to the highway.
- Mugutha: a 3–4 bedroom bungalow or maisonette in a newer estate. Water and road access vary by street.
- Kamakis: a 3-bedroom apartment off the Eastern Bypass.
Move-in cash
Plan for deposit (1–2 months' rent) + the first month. For a KES 50,000 home with a 2-month deposit, that's around KES 140,000–150,000 on day one.
