No. I don't charge viewing fees for my service. To keep things fair and make the viewing happen, I only ask that you cover the transport cost to the property. The landlord pays my commission when a tenant signs.

I visit every home before it goes live, check the landlord's ID and their right to let it, and take the photos myself. Each listing shows the date I checked it.

Yes. We show the total monthly cost: rent, service charge, water and garbage. The listing also shows the deposit and the total you need to move in.

Tap "Book a viewing" on the home, or message us on WhatsApp with the listing ref. We confirm a time with you, and Vince meets you at the home.

Pay it to the landlord against a written receipt. We record the amount and the condition of the house with dated photos at move-in, so you have proof when you move out.

Yes. We can connect you with movers, internet, cleaners and furniture we've used. You pay them directly; they pay us a small referral fee, never you.

Nothing to list. You pay our commission only when a tenant we introduced signs a lease. The amount is agreed in writing before your home goes live.

That's what makes renters trust the listing. We check the unit, your ID and your right to let it (title, lease or the owner's authority), then take photos and a short video.

If a renter I introduce to you signs for your home within 6 months (whether they come back directly or through someone else), my standard commission still applies. To keep things 100% transparent, I log every introduction with a date and send you a WhatsApp confirmation. That way, we both know exactly who was introduced and when.

When the lease is signed or the sale closes, I send you a private payment link. It shows the fee, and you pay by M-Pesa or card through Paystack. M-Pesa till or bank transfer also works.

Yes, it's optional. A featured home shows first in search and on our home page for KES 500 a week or KES 1,500 a month. It still has to pass our checks, and it's never needed to list.

Not yet. For now I list only homes I find and check myself. We plan to open listings to agents and agencies soon. Leave your details on the Agents page and I'll contact you when we do.

When agent listings open, I will still check every home myself before it goes live.

Vince visits the land or house, films it, checks who the owner is and runs the official search where the land is digitised, then sends you a written report. See the Kenyans abroad page for packages and prices.

Up front, by card or M-Pesa, before Vince visits. If he can't do the visit, you get a full refund.

No. It tells you what we saw and which documents we checked on the visit date. Use an advocate for the purchase or transfer itself.

Card and M-Pesa payments go through Paystack. Landlord and agency invoices can also be paid to our M-Pesa till or by bank. You always get a receipt.

No. Rent and deposits go straight to the landlord. We only take our own fees. Treat anyone asking you to send rent or a deposit to Carta Homes as a scam, and report it.

No. Paystack handles the payment. We never see or store card numbers or PINs.

Don't send any money. Report it on our Report page or on WhatsApp with the listing ref and any phone numbers or M-Pesa names.
